The south end is newer stock and a completely different job from the older parts of the city. These houses were finished with builder-grade carpet and thin laminate, and ten to twenty years in, the laminate has chipped at the joints around the kitchen and the carpet on the stairs has flattened in the traffic lane. The standard project is a rip-out and a change to rigid-core LVP or engineered hardwood through the main floor, with the stairs capped to match — and the stairs are the part most quotes leave off. The technical issue here is not moisture, it is flatness. These floors sit on engineered trusses with an OSB subfloor, the seams swell if the frame got rained on, and open-concept main floors mean long uninterrupted runs where a floating floor telegraphs every imperfection as a click or a soft spot. Screwing off the subfloor, sanding the seams and skimming the low areas is half a day that decides how the floor feels in year three. Basements down here are finished or getting finished, and that is where LVP over a dimpled subfloor panel earns its keep.
